Additional Insights From January thru May 2025

(Using AI)
Hopkinton’s real estate market in early 2025 has demonstrated strong activity and robust demand, with notable shifts in sales volume, pricing, and inventory across the first five months.

January kicked off with eight sales, featuring a wide price range from $405,000 to $2,200,000 and an average property size of 3,375 sqft, reflecting a mix of condominiums and single-family homes.

February saw a surge in condominium sales (5 of 9 total sales), with prices spanning $375,000 to $1,300,000 and a lower median price of $600,000, indicating increased buyer interest in smaller, more affordable properties.

March maintained momentum with 10 sales, a median price of $979,500, and an average of 3.5 bedrooms per home, highlighting sustained demand for larger, family-friendly residences.

April marked a significant uptick in activity, with 19 properties sold and a median price of $775,000; inventory surged by 28.6% compared to March, and 76% of homes sold above asking price, showcasing a fiercely competitive seller’s market.

May continued this trend with 14 sales, a median price of $970,000, and most homes featuring four bedrooms, underscoring the ongoing desirability of Hopkinton for families and buyers seeking larger homes.

Throughout the first five months, homes sold quickly—often above list price—and the market remained highly competitive, with strong year-over-year price growth, a notable increase in available inventory during the spring months, and robust demand.

  1. I see the analysis was written by AI. It would be interesting to see a year over year comparison between 2024 and 2025 in housing units sold. Are the overall sales trending up or are they down over last year? A quick look at past HopNews real estate articles show approximately 22 sales in May 2024, so 14 in May 2025 is a fairly large drop.

    • You’re right, it is a large drop. Next month will include the first half of the year. We’ll compare to the first half of last year. Thanks for the suggestion!
