Luxury Listings Are Taking Over
Hopkinton’s housing market is on fire. Million-dollar homes are selling quickly, and buyers don’t seem to be hesitating. More than half of this year’s sales exceeded $1 million, and the priciest sold for $3 million. That’s some serious momentum.
Spring Shifted Things Into Overdrive
Winter was quiet, nothing surprising. But spring changed everything. By June, almost 40 homes had been sold in a single month—that’s a huge number for Hopkinton, easily one of the busiest stretches the town’s had in a while.
Sales Top $120 Million
Hopkinton isn’t some giant city, so seeing $120 million in home sales in just six months is pretty remarkable. High-end homes are a big reason for that, pushing the market’s numbers higher and higher.
Affordable Homes? Not So Much
It is difficult to find a home in Hopkinton priced under $750,000. Most of those are not single-family homes—they’re condos, townhomes, or something a bit less traditional. Lower-priced options barely register in the market right now.
Prices Keep Climbing
Home values didn’t slow down this year. The median sale price started just under $1 million, then kept rising all spring. By June, it crossed $1.2 million for the first time—a new record for the town.
Looking Ahead to the Second Half of 2026
If the first half of the year tells us anything, it’s that Hopkinton’s market isn’t cooling off. The current demand is strong. Sellers are calling the shots, and luxury homes are setting the pace. At this pace, 2026 could easily be another year of broken records for Hopkinton real estate.
